Welcome to Curbed Comparisons, where we look at different homes in various Detroit neighborhoods all within the same price range. This week, we’re looking at houses within $10,000 of our price range: $230,000.
3816 Kensington: $235,000
The only single-family house on our list this week is this slightly unusual renovation in East English Village. This four bedroom, three-and-a-half bath house has a new kitchen, some new bathroom updates, a fireplace in the living room, an attached garage, a fenced-in backyard, and a shed out back with a patio. It’s located on the far east side of Detroit, near Grosse Pointe, in the Curbed Cup neighborhood of the year—two years running.
1995 Hyde Park Drive: $229,000
Hyde Park is one of those enclaves where we’d expect prices to rise at some point. Located in between Lafayette Park and Elmwood Park, it’s close to downtown, the Riverfront, and Eastern Market. This three-bedroom co-op offers over 1,600 square feet of space, with outdoor patio space and a basement. It also has a new (galley) kitchen, new bathrooms, and an attached garage. HOA fees run $732 per month here and include property taxes, water, maintenance, and more.
1001 West Jefferson, Unit 7C: $225,000
A few listings at Riverfront Towers fall into our price range this week, including this seventh-floor, 621-square-foot unit. It’s on the west side of downtown, near the upcoming West Riverfront Park. You’ll even get some views of the Penobscot Building from here. It has one bedroom and one bath, and the buildings have a private patio, fitness room, market, dry cleaners, and restaurant. HOA fees are $300 per month.
8162 East Jefferson, Unit 2B: $225,000
The Detroit Towers have a sort of old world, old Detroit charm to them, which is reflected in their huge HOA fees—$2,413 per month. In that, you get a 24-hour concierge and whatever you might need, like groceries taken from your car to your condo. This three-bedroom, two bath unit is priced less than many and spans 2,230 square feet. It has a newer kitchen and a lot of charm in the crown moulding and fireplaces. It’s right across from Belle Isle along the Detroit River.
